Considering selling your home or other property?

It is vitally important to have a strong, multi-faceted, professional marketing campaign to bring you the highest dollar amount for your property.

Yes, it is true. It is a sellers' market. However, a sellers' market in and of itself does not guarantee that you will receive the highest dollar amount that your property can sell for unless it is marketed with a strong, professional, multi-faceted campaign aimed at the niche of buyers interested in your property.

Each property is different and command a separate strategy for its sale. Services in my sellers package include:

  • Performing an initial visit to the property to assess value and needs.

  • Create a digital photo library of the property for a website and print/internet ads.

  • Pull preliminary title report.

  • Make recommendations for readying property for sale and showing (provide referrals for contractors, staging, painting,landscaping).

  • Research and provide a comparative market analysis to assess listing price.

  • List the property on Multiple List Service with photos.

  • Advertise the property in the local papers- 5 papers.

  • Advertise the property on craigslist.org; update daily.

  • Prepare a webpage for the property with full color photos.

  • Schedule and be present for a termite inspection.

  • Schedule and present a broker’s tour.

  • Present property to over 60 agents at Prudential Claremont.

  • Schedule open houses for buyers (two weekends).

  • Prepare disclosure binder for open houses.

  • Prepare disclosure packets for potential buyers.

  • Place color marketing materials for brokers tours and open houses.

  • Place a for sale sign on building including a flyer box.

  • Send flyers to all Bay Area Prudential agents.

  • Handle all phone calls regarding property from buyers and other agents.

  • Show property to potential buyers if their agent is unavailable.

  • Review all offers and present them in summary format.

  • Call potential offeree’s lenders to validate offer conditions.

  • Negotiate back-up offers.

  • Advise regarding offers.

  • Open escrow.

  • Provide escrow officer with seller’s escrow instructions.

  • Be present at escrow signing.
